but it seems high because it's in AH. This house is in Shavano Park. He needs to check his competition. If he can get that much in AH, then go for it, but you need to see what houses are selling for around your house. http://www.realtor.com/FindHome/Home...7&lnksrc=00002 |

^ i thought it looked familiar. i lived on abiso and i would always bike down ogden on the way to the pool. if you have the money, you should at least take a serious look. this is probably the best area of alamo heights. 535 isn't that bad for heights at all. we sold our 2 bedroom 2 bath 1500 sq ft. for 435,000 at least 5 years ago.

Just simply being in the AH school district adds $50K in value, plus or minus. And land and homes in Alamo Heights appreciates at a higher rate than the rest of the city. Shavano Park prolly appreciates well but not as much as AH. $579K is based on similar home sales in the last year. My buddy is Certified Master Appraiser....trust me his value is right on the dollar. I love AH, but personally, if I had the choice between what $200K buys you in AH, and what $200K buys you elsewhere, I'd go elsewhere. But if money wasn't a huge issue.....AH, Monte Vista, or Olmos Park all the way. Oh and for what it is worth, he's a broker as well so I'm assuming he can save you some closing costs as well. |
