Hey guys, I'm trying to help a buddy sell his home.

Very nice house, located in one of the best parts of Alamo Heights, and near the pool, sports fields, nature trails etc. Not to mention located in the much sought after Alamo Heights School District.

$579,000????

I like 78209, but not that much. For half a mill I could get almost double the square footage on a new house on a hill with a view out north past 1604.

man i miss home.

the greatest thing about Heights is that most of the houses are completely original.

what street is the house off of?

True. But then you wouldn't have AH schools, convenience etc......if that matters to you.

And actually, the price has dropped from $650K

but it seems high because it's in AH. This house is in Shavano Park. He needs to check his competition. If he can get that much in AH, then go for it, but you need to see what houses are selling for around your house.

^ i thought it looked familiar. i lived on abiso and i would always bike down ogden on the way to the pool.

if you have the money, you should at least take a serious look. this is probably the best area of alamo heights.

535 isn't that bad for heights at all. we sold our 2 bedroom 2 bath 1500 sq ft. for 435,000 at least 5 years ago.

Just simply being in the AH school district adds $50K in value, plus or minus.

And land and homes in Alamo Heights appreciates at a higher rate than the rest of the city. Shavano Park prolly appreciates well but not as much as AH.

$579K is based on similar home sales in the last year. My buddy is Certified Master Appraiser....trust me his value is right on the dollar.

I love AH, but personally, if I had the choice between what $200K buys you in AH, and what $200K buys you elsewhere, I'd go elsewhere. But if money wasn't a huge issue.....AH, Monte Vista, or Olmos Park all the way.

Oh and for what it is worth, he's a broker as well so I'm assuming he can save you some closing costs as well.

I can tell ya right now a lot of people are gonna wanna change the exterior color of the house. Is he offering any painting allowance?

Hell, I can barely afford my $1200 mortgage payment. I can't imagine paying the note on a $580k casa. Maybe if my last name was Holt or McCombs.

I'm sure that may be negotiable.

But honestly, the photos don't do justice. It really is a nice color, it looks great in person.
When the house has been shown a lot of folks have really liked the color.

The price has been lowered from $579K to $549K

$30,000 drop.

BTW, the reason they are selling is they built a new house, just a stone's throw away. My buddy and his wife will be your neighbors.
